Our process:

 

Programming + Visioning

Whether you have a vision in mind or need help establishing it, we can help bring your design one step closer to reality. During programming + visioning, we work directly with you to establish your design goals. By working through visioning to conceptualize your design goals and creating a space plan to incorporate your program requirements, we test fit your program to establish a space plan that best meets your needs.

Schematic Design

Once we have defined your design goals and established a space plan incorporating your program requirements, we formalize your layout. During the schematic design phase, we work through the design challenges, conduct code compliance assessments, and formalize your layout so that we may begin to work on other key design elements of your space. By defining the components that make your space function, we can then begin to explore how this layout translates to the ceiling, walls, and the ways in which we finish your space.

Design Development

With the layout defined, during design development we explore what key design elements your various spaces will include. We demonstrate how millwork and appliances fall into place, how your finishes transition from floor to wall to ceiling, how lighting impacts your space, and how power and data connections allow you to use your space. We develop your finish palette and design details to enhance your design, collecting your feedback and input to finalize these key design elements.

Construction

Documentation

After deciding what key design elements you would like to include, we finalize your finish palette, lighting selections, millwork layouts, power and data locations, and finish transitions so that we can begin documenting your space for construction. During construction documentation, we document, dimension, detail, and annotate your plans, locating each key design element and instructing the contractor how to bring your vision to reality. We define how mechanical, electrical, and plumbing ties into your space, what structural impacts or changes may need to be made, and how these elements allow your design to function.

Construction Administration

Once we have finished documenting your space, with your approval, we submit your construction documents to the authority having jurisdiction for review and permit. With permit in hand, we work as your representative during the construction administration phase to ensure you remain informed every step of the way. By working directly with the contractor and their construction team to answer questions, coordinate with mechanical, electrical, and plumbing, consult structural engineers as necessary, and oversee construction progress, we make certain that your vision gets brought to reality as documented.
